Below please find a link to a very good article regarding the online home value estimator programs.  As numerous consumers are utilizing the various home estimator websites I thought you may be interested in the technology behind the calculations which this article explains.  Relying on these programs for
refinancing or purchasing may be risky at best.

In our market we have found the website reports to be very confusing as the majority of our homes are custom construction which is difficult to value even in the most active markets.  In our current market where “truly” comparable sales are few and far between, providing market valuations for buyers and sellers can be challenging.  As agents, we rely on the old fashion method of manually selecting comparable properties and correlating the market approach with the cost approach to estimate a value.

North Cascades Highway closes November 15

NEW UPDATE: The North Cascades Highway’s winter closure gates swing closed at 8 p.m. tonight, November 15th, in advance of forecast heavy snow storms over the next several days. Road conditions, avalanche danger and weather forecasts for Thanksgiving week will be reassessed on Monday to determine if SR 20 can be reopened. The National Weather Service is predicting up to 22 inches of snow by Thursday morning with more fronts bringing more snow through the weekend.
The question is, will they plow a few more times before  permanently closing it for the season? I place my bet on no.

Volume of 4th Quarter sales improved from 2010

Two Housing Markets?

This article describes two housing markets. One for most people and another for the rich. It seems million dollar homes are selling like hotcakes but for most people, “In the housing market inhabited by most Americans, prices have fallen 30 percent or more since the peak in 2007. That’s a steeper decline than during the Depression.” That just sounds terrible.

We have not seen much activity in high-end homes in the Methow Valley. Only 2 homes have sold over $500k for crying out loud and nothing over $1M. Where are these buyers?! Tell them to call me, I will send them a map on how to get to the valley and some listings of the most beautiful, high-end, bargain priced homes in the state of WA.

Truly, no matter what your price range now is the time to buy.

Our strong NW economy is pulling through! Check out the Wall St Journal article on predictions for Seattle and Tacoma. This is consistent with trends here in the Methow Valley also. We are seeing a lot more people looking for homes and land here in the valley. From second home investment options, retirement homes to a place to hang your hat for the best recreational opportunities available anywhere. Now is the time for Buyers! Prices are the lowest they have been in 6 years, interest rates are low and inventory is high so there are lots of choices.
